Done Right Land: $500 dn & $100 /mo for 3 years
1 acre on Montezuma Drive, Kingman, Arizona                                  (928) 718-7777

Take Interstate 40, Exit 53 which is the Andy Devine Ave exit.  Drive northeast on Andy Devine (aka “route 66”).  The following
items are noted along the way to the property:

From the interstate, it is approximately 1.7 miles to the city limits of Kingman.

It is an additional 3.0 miles to the intersection of Mohave Airport Drive where the Kingman airport is (east side).
It is approximately 9.7 miles from Mohave Airport Drive to Valle Vista, a newly formed and growing community of 4300+ lots
and 850 homes.

It is an additional 3.7 miles to the intersection of Antares Road.  Total distance from I-40 to Antares Road is approximately
18 miles.

Turn left (north) onto Antares Road and drive north for approximately 15 miles.  Turn left (west) onto Del Norte Blvd. and
drive west for approximately 1.5 miles.  If you pass under the hi-power electric transmission lines, you have gone too far.
The road from Del Norte on is minimal although not hard to follow.  There is an obvious route of travel.  Turn right (north)
from Del Norte onto Chiricahua Road.  There is no sign here.  You will see where the road goes around the “Marshall Tank
/ Tract A” as shown on the Subdivision map and USGS topo map.  Continue north, then east to the property.

Other Important Information:

Overall, this property is very flat and building can be done anywhere on the lots as long as they meet the Mohave County
setback requirements.  Views are unimpeded for 360 degrees.  A conventional septic system is installed on one of the
nearby lots and the soils appear to be uniform and it is very likely that similar systems may be installed on these lots.
Roads are in good condition with both legal and physical access to the property.  There are three additional lots adjacent to
this one which are also available.  Multiple lot purchase by one individual will be subject to price breaks.  There is one
neighbor on the lot to the west.  If you go out to the property, introduce yourself to Pat and tell him I said Hello.
